Local terms, codes, and market basics for homeowners, buyers, and investors in Collier and Lee counties.
Florida Building Code
The statewide set of construction standards that governs everything from structural loads to wind resistance. Collier and Lee counties enforce the current edition, so permits, inspections, and final approvals must meet it.
Wind Mitigation
Upgrades that help a home resist hurricane-force winds, such as impact windows, reinforced garage doors, roof-to-wall connectors, and sealed roof decks. Many insurers offer discounts for documented wind mitigation features.
Flood Zone
FEMA-designated areas that describe flood risk. In Southwest Florida, properties near the coast, rivers, or canals may sit in AE or VE zones, which can affect base elevation requirements and insurance costs.
CGC License
A Florida Certified General Contractor license. CGC holders can manage residential and commercial construction above a certain dollar threshold, pull permits, and oversee licensed subcontractors across the state.
Permit Timeline
The time a local building department takes to review plans and issue a permit. In Collier and Lee counties, simple permits may take days, while full plan review for a custom home or large remodel can take several weeks.
Principal & Interest
The core monthly loan payment that repays the borrowed amount (principal) plus the lender's charge for borrowing (interest). It does not include taxes, insurance, or HOA dues.
Escrow
A third-party account that holds funds until closing conditions are met. Lenders also use an escrow account to collect and pay property taxes and homeowners insurance on your behalf.
Construction Loan
Short-term financing that covers construction costs as work is completed. It typically converts to a permanent mortgage once the home passes final inspection and receives a certificate of occupancy.
Homeowners Insurance
Coverage that protects against damage to the structure and liability claims. In coastal Southwest Florida, premiums vary widely based on wind mitigation, flood zone, roof age, and construction type.
Cost Per Square Foot
A common way to estimate construction cost by dividing total project cost by conditioned square footage. It is a rough guide only; finish level, site conditions, and current material prices can move it significantly.
Typical Build Timeline
New custom homes in Southwest Florida often take 12 to 18 months from permit to final walkthrough, depending on size, complexity, weather, and permitting speed. Remodels and additions may take 3 to 9 months.
